When do I need an Energy Performance Certificate?
A valid Energy Performance Certificate (EPC) is a legal requirement for renting and selling properties in the UK.
A domestic EPC should be available to potential buyers and tenants when a property is in the market for sale or rent. This way, prospective buyers and tenants can determine how energy-efficient the property is on a scale of A to G.
An EPC shows the energy efficiency rating of a property on a scale of A to G (A is the best), alongside recommendations to improve it. Detailed explanations regarding the content of an EPC are on our blog page.
A Commercial Energy Performance Certificate (EPC) is similar to a domestic EPC, with the energy rating shown on an A-G scale. Like a domestic EPC, a commercial EPC is valid for ten years.
As soon as a commercial building is being sold or rented, the seller or landlord must make available a commercial EPC.
Since 1 April 2020, landlords can no longer let or continue to let properties covered by the MEES Regulations if they have an EPC rating below “E” unless they have a valid exemption.
