When do I need an EPC?
It is a legal requirement to have a valid Energy Performance Certificate (EPC) for renting and selling properties in UK.
Domestic EPC needs to be available to potential buyers and tenants as soon as you start to market your property for sale or rent. This will inform people how energy efficient the property is.
An EPC shows the energy efficiency rating of a property on scale A to G (A is the best), alongside recommendations to improve it. Detailed explanation regarding the contents of an EPC can be found on our blog page here.
Commercial EPC is similar to that of a domestic property, with the energy rating shown on an A-G scale. As a domestic EPC,commercial EPC is also valid for 10 years.
As soon as a commercial building is in the process of sale or rent, it is the responsibility of the seller or landlord to make available a commercial EPC.
From 1 April 2020, the minimum level “E” applies to all tenancies – including existing.
MEES Reports (Minimum Energy Efficiency Standards) can explain how to improve the rating of a property without commissioning an EPC on the national EPC register.
